Dr. Vahagn Sagsyan is the founder and owner of the company. The team around is Vahram Sargsyan, web programmer; Stan Scott, consultant in Notes; Cameron Williams, consultant in Real Estate; Cleon Pilon, consultant in real estate investing; Dallas Millington, accounting.
Our primary focus is buying non-performing mortgage notes. This we are achieving in collaboration with banks, other financial institutions, organizations, real estate firms. Once is possession, our first choice is to make the note to perform again. But if not possible, then foreclose on it. Besides the Note business, LeAP is also involved in hard money lending, and basic financial coaching for people in debt.
Tax and Insurance should be included in the Borrower’s payments. And insurance binder needs to be provided prior to the closing, with the LearnApplyProsper LLC as Loss Payee.
In case of Long Term fees for monthly check disbursement, Tax/Insurance disbursement, etc., the Borrower covers it.
One Time Long Term escrow Collection fee is paid by the Borrower.
For house flipping projects, we lend 60% of the purchase price and with that hold the first place on the Title. In addition we also can lend the 100% of rehab expenses, with higher interest rate, the rehab money being released in four stage.

Most common question is, ‘Why go to hard money lender with such high interest rates, when banks offer much lower rates?’
Answer: 1) Hard money borrowers secure their loans through equity rather than creditworthiness. There are many reasons some borrowers don’t qualify for a traditional loan, such as a 30-year fixed-rate mortgage from a bank. These reasons might include a recent divorce that affected their credit score or the inability to document their income. For business owners, proving income can sometimes be challenging, which might make it impossible to secure a traditional loan.
2) Need money quickly, unlike conventional loans, which can take weeks to process, hard money loans can be ready in a couple of days.
You can participate as a joint venture. In this case LeAP brings the deal, while you cover the expenses according to the joint venture agreement. The profit is being split. A typical annual ROI for a Joint Venture investor partner is 10%.
LeAP Private Equity Fund enables buying a Tape (list of many non-performing mortgage notes) from large financial institutions like Banks, Hedge Funds, etc.
For your invested money in a LeAP Private Equity Fund, a typical annual ROI is 12%.
Some of the main advantages of investing in notes include the passive cash flow (as mentioned above), the level of volume and control, the collateral behind a secured lien, and the versatility regarding exit strategies for the note.
Unlike other paper assets (stocks, bonds, certificates of deposit, etc.), a note and mortgage is secured by real physical property. Owning a secured lien tied to a property, especially with equity, involves little or moderate risk, mainly because if the note stops paying, you have the option to foreclose on the property and recoup the initial investment. You also have the opportunity to offer foreclosure alternatives to homeowners, who would like to stay in their home.
